PIERRE BLANCHE — The search mandate
WE BUY WHAT ISNOT FORSALE.
The finest acquisitions happen before the listing — because there is never a listing.
The search mandate is the other half of the house: for one client, we approach owners who are not yet selling. No advertising, no bidding, no witnesses.
The protocol
Four movements, one interlocutor.
The portrait
A meeting to draw the address you are seeking — the light, the volumes, the quarter, the life. We write one page, you approve it: it becomes our only compass.
The hunt
Notaries, architects, building keepers, families we have known for thirty years: our network signals houses before they think of selling.
The approach
We approach the owner in our name, never revealing yours. The conversation stays open for months if it must — a fine address is not to be hurried.
The conclusion
Negotiation, due diligence, deed: we orchestrate the transaction through to the keys, on terms the market will never have seen.
The scope
What the mandate includes.
- Access to the entirety of the house's off-market01
- Direct approach of owners not yet selling02
- Notarial, architectural and estate review of every property03
- Negotiation conducted in your name, without revealing your identity04
- Guidance through to the deed — and well beyond05
The commitment
Twelve mandates at a time. Never thirteen.
The house accepts only twelve simultaneous search mandates — one per partner, never two in the same quarter, never two clients on the same address. The mandate is exclusive both ways: you entrust us with the whole search, we owe you whole attention.
A hunter serving two clients on the same quarry serves neither.
The addresses
MEANWHILE,FIVE HOUSESalready exist.
Before opening a mandate, walk through the addresses currently entrusted to the house. Sometimes the search ends on the first page.
